We maintain a strict policy of no smoking, no vaping, no marijuana, and no illegal drugs of any kind inside the cabin or outdoors on the property. No parties or events are permitted on the premises. Absolutely no beverages on the ping pong table. Please do not remove the ping pong net. The pin pong table is to be used for playing table tennis ONLY! We can accommodate up to 11 people. A maximum of 6 adults please. Our upper bunk beds have a weight limit of 150 pounds. Please be mindful of the weight limits when making your travel plans. No pets, please. We are animal lovers and wish we could invite our furry friends to join us at the cabin, but due to allergies we are forced to have a pet free place. We are sorry for this inconvenience. Please respect our neighbors by keeping the noise down after 10pm. Rental Agreement Firelight Ridge, Broken Bow, OK 74728 SHORT TERM RENTAL AGREEMENT Thank you for your recent reservation. The booking of this property is confirmation of your acceptance of the contents of this Rental Agreement in its entirety. We are very thankful you have chosen Firelight Ridge for your vacation, and appreciate your business. Our objective of this agreement is to provide you with a safe and enjoyable experience, while maintaining the home’s condition for future guests and maintaining the peaceful atmosphere of the community. This agreement made on the day of this booking with the renting party (hereinafter called the Guests) and Richard & Wendy Garrett (hereinafter called Management) concerning the short term rental of the property called Firelight Ridge in Broken Bow, OK 74728 Total people in renting party as noted in the reservation. Not to exceed 11 (6 Adults Max). Rental period begins at 4:00 PM Central and ends at 10:00 AM Central on dates in the reservation. Total Rent, Cleaning Fees, Security Deposits, and taxes: As noted in the booking request. Cancellation Policy : As noted in the booking request. Access Code for Door Lock will be provided within 48 hours of guest arrival. Code will activate at 4:00 PM Central on the first day of the reservation. Code will expire at 10:00 AM Central on the last day of the reservation unless otherwise agreed upon with Management. Terms of the Agreement: 1. Management and/or management’s security personnel has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any terms of this agreement, the rental period shall be terminated immediately. The Guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Guests shall vacate the premises at the expiration time and date of this agreement. 2. The Guests shall maintain the premises in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by Management as being habitable by the next guests upon standard cleaning. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. Moving furniture could result in additional expense to cover the cost for personnel to move furniture back to its proper location. The Guests agree to leave the premises in a condition that is normal use without excessive cleaning required by the Cleaning service upon their departure. See Checkout instructions for what needs to be done upon departure. 3. The Guests shall dispose of all waste material generated during the rental period in a lawful manner in the bins located at the curb for pickup. Trash pickup is on Monday, Wednesday & Friday. Refrigerator & freezer shall be completely emptied upon guest’s departure. 4. The Guests shall pay for any damage done to the premises over and above normal wear and tear. 5. No pets of any kind will be brought onto the premises. If a pet is found to be on the premises, the Guests could be asked to vacate the premises immediately. A pet fee of $200 per night will be due for extra cleaning. 6. The Guests shall not sublet the property. 7. Maximum occupancy for the home is 11 (eleven persons) including infants and toddlers with a maximum of 6 adults. Over occupancy is grounds for immediate eviction. Management intends this home to be for family and responsible adult vacations. Absolutely no house parties or overcrowding allowed. The property is stocked according to maximum occupancy. If guests violate any terms of this agreement, an agent representing management, at their sole discretion, may evict guests and occupants of the property with no refund, which will also include, if applicable, guest’s security deposit. 8. The Guests shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. Quiet hours start at 10:00pm. Outdoor noise should be kept to a minimum. • No Indoor furniture shall be moved outside. • Guests shall not remove, chop down or trim ANY trees or foliage. • Guests shall not drive across or park on any area of the property that is not designated for vehicles and shall not drive on/across or park on any neighboring property. 9. There shall be no smoking or vaping (cigarettes, vaping pens, marijuana, etc.) on the premises. 10. Management shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Owners family. Toilet paper, paper towels, dish soap, bath soap, shampoo, conditioner, laundry detergent, trash bags are also provided. To protect the property’s septic system, please only use the toilet paper provided by the Management. 11. The Guests shall hereby indemnify and hold harmless the Management against any and all claims of personal injury or property damage or loss arising from the use of the premises regardless of the accident, injury or loss. Management expressly recognize that any insurance for property damage or loss which the Management may maintain on the property does not cover personal property of the Guests, and that Guests should purchase their own insurance if such coverage is desired. 12. Fireplace. The indoor and outdoor fireplaces are gas burning. Do not remove gas logs and replace with wood. Do NOT roast marshmallows or hot dogs in the living room or patio fireplaces. Only roast in the outside fire pit. Guests will be responsible for all costs associated with returning the gas fireplace into proper working condition. Fireplaces are turned off from May through October. 13. Guests expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household. Management adheres to all state and local laws and ordinances in regard to transient occupancy. 14. We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages that are beyond our control. 15. There shall be no refunds of rents because of shortened stays or ruined experiences due to work and family emergencies or other commitments. Our recommendation is to purchase travel insurance. 16. The discharge of firearms and fireworks are not allowed on the property. This includes pellet and paintball guns. 18. Guest shall use the property for legal purposes only and other uses, such as but not limited to, illegal drug use, abuse of any persons, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits. 19.
